  • 240,000 square feet
  • Demolished and rebuilt lobby area
  • Renovated bar, extensive lanai, administration
  • Complete pool renovation, tile coping deck, site landscape, and hardscape
  • Revised Grand Waterfall Staircase and adjacent Three-Meal Restaurant to incorporate existing construction with new design package.

Kalanipu`u at Kauai Lagoons

  • Design-Build.  Unlimited hiring and controlling the design team in concert with the building owner’s program.
  • 78 unit Fee Simple, full ownership condominium project
  • Innovative HVAC system.  In lieu of cooling towers, team utilized design using adjacent lagoon system.
  • First heat exchange system of its kind on the island of Kauai.
  • Initial concept estimates monitored as design progressed to ensure budgets were met.  During the design phase, many cost saving ideas evolved into the final design.
